QUALIFICATIONS FOR OCCUPANCY

This community utilizes a third-party service that conducts credit, identity/fraud, rental history and criminal background investigations. The investigation is conducted on all adult (18 years of age or older) occupants, all occupants over the age of 18 are required to be screened and be responsible leaseholders. The investigations are based on information provided by the applicant and information that may be retrieved from credit agencies, employers, previous landlords and Federal, State and Local agencies and other associated parties. In the event the application is rejected, the applicant will be notified in writing as to the the sources(s) of the information that resulted in the rejection. In the case of roommates, application data will be combined during the verification process. A security deposit will be required from all households and each adult applicant will be required to pay an application fee.

1. CREDIT AND RENTAL HISTORY: The third-party screening service utilized by this property assesses and manages financial risk in leasing a unit. This evaluation generates a rental score which results from a mathematical analysis of information found in your consumer credit report, application, and previous rental history. The consumer credit report may include payment history, number and type of accounts, collection activity, outstanding debt, and inquiries. In addition, the rental scoring process may consider information such as income to rent ratio, previous eviction and sub-prime credit records. The rental score represents an estimated risk level as compared to other applicants with similar consumer information. Rental scores, much like credit scores, represent a range of numbers. The higher the number the lower the risk level, and conversely, the lower the number the higher the risk. Because your rental score is based upon real data and statistics, it is more reliable than subjective methods of evaluating your information.

2. CRIMINAL BACKGROUND: No felony convictions within the last 10 years, other than DUI charges or child support issues. The fact that we perform criminal background checks does not mean that our residents and occupants have no prior or current criminal histories.
