QUALIFICATIONS FOR OCCUPANCY

This community utilizes a third-party service that conducts credit, identity/fraud, rental history, and criminal background investigations. The investigation is conducted on all adult (18 years of age or older) occupants, all occupants over the age of 18 are required to be screened and be responsible leaseholders. The investigations are based on information provided by the applicant and information that may be retrieved from credit agencies, employers, previous landlords, and Federal, State, and Local agencies, and other associated parties. In the event the application is rejected, the applicant will be notified in writing as to the sources(s) of the information that resulted in the rejection. In the case of roommates, application data will be combined during the verification process. A security deposit will be required from all households and each adult applicant will be required to pay an application fee.

1. CREDIT AND RENTAL HISTORY: The third-party screening service utilized by this property assesses and manages financial risk in leasing a unit. This evaluation generates a rental score which results from a mathematical analysis of information found in your consumer credit report, application, and previous rental history. The consumer credit report may include payment history, number and type of accounts, collection activity, outstanding debt, and inquiries. In addition, the rental scoring process may consider information such as income to rent ratio, previous eviction, and sub-prime credit records. The rental score represents an estimated risk level as compared to other applicants with similar consumer information. Rental scores, much like credit scores, represent a range of numbers. The higher the number the lower the risk level, and conversely, the lower the number the higher the risk. Because your rental score is based upon real data and statistics, it is more reliable than subjective methods of evaluating your information.

2. CRIMINAL BACKGROUND: No felony convictions within the last 10 years, other than DUI charges or child support issues. No misdemeanor criminal convictions involving drugs, minors, arson, weapons, terrorism, or theft (robbery & burglary) greater than $500 within the last 10 years. Any felony conviction or a misdemeanor conviction involving sex crimes, kidnapping, homicide, assault, or violence will result in automatic denial of the application. The fact that we perform criminal background checks does not mean that our residents and occupants have no prior or current criminal histories. We cannot and do not guarantee that this community and its residents are free from crime. Verification of the accuracy of information supplied to or made available to us by applicants and credit reporting services is limited.

3. GOVERNMENT IDENTIFICATION: All applicants must provide one US government-issued photo identification and one of the following: valid Social Security Number, Form I-94 Arrival-Departure Record with proper annotations, temporary resident alien card verifying approved entry by US government (I-94W), I-551 Permanent Resident Card, Form I-668 Temporary Resident Card, or Form I-688A Employment Authorization Card, Form I-20 certificate of eligibility for non-immigrant student status.

4. INCOME DOCUMENTATION: Applicants must provide the last 3 consecutive paycheck stubs. It's recommended that the household gross around three times the rental rate. Applicants with no verifiable income must have verifiable assets equal to the amount of the total lease commitment. Applicants receiving SS, SSI, pension, retirement, or disability must provide acceptable documentation to verify these benefits. Acceptable income verification sources include check stubs, W-2’s, bank statements for the last 3 full months, and third party verification from employer or government entity. If self-employed, applicant must provide the most recent Tax Return with Schedule C, financial statements from business, and/or profit/loss statement with acceptable backup documentation.

5. GUARANTOR: A Guarantor may be allowable if the applicant(s) do not have sufficient credit or income. The Guarantor's income must be 4 times the amount of the rent and will be screened using the same criteria as above. Guarantors must reside in the United States. Guarantors are required to sign a Guaranty of Lease prior to the leaseholders executing a lease contract. Guarantors may not be added to an application where there are deniable criminal records, evictions, or landlord debt owed.

6. MAXIMUM GENERAL OCCUPANCY STANDARDS: Each Community will follow the local municipality's occupancy standards.A child under the age of eighteen months and sleeping in the same bedroom as the child’s parent, custodian, etc., is not calculated in the above occupancy standards. Residents with a child at eighteen months or older, at the time of initial occupancy or lease renewal, will be required to transfer to a larger apartment upon a subsequent renewal if the above occupancy standards are exceeded.

7. CONFIDENTIALITY: We maintain a strict policy of confidentiality and privacy for our applicants and residents. We do not discuss information on applications with anyone other than the applicant. In addition, we do not discuss individual credit reports with an applicant. If you would like to discuss or dispute anything in your credit report, you will need to contact the credit reporting agency that provided the report.

8. INSURANCE REQUIREMENT: Residents are required to obtain renters’ form homeowner’s insurance coverage for personal liability (property damage and bodily injury) with a limit of not less than $100,000.00 each occurrence, and $500.00 in medical payments coverage. All residents are required to show proof of insurance prior to possession of the unit and at lease renewal. All leaseholders are required to be listed on the insurance policy. You must list the community as an additional interest with the community’s name, address, and contact information. In addition, we strongly recommend that you obtain personal contents coverage for your belongings. The coverage we require will not protect your personal property such as clothing, electronics, furniture, kitchen implements, etc. against loss or damage. Prior to taking possession of an apartment home, each resident shall provide a Certificate of Insurance from their insurance company or agent evidencing the required coverage. The Certificate shall require that the insurance company give us 30 days' written notice of cancellation or non-renewal of such coverage.
